GENERAL TERMS & HOUSE RULES ACCEPTED BY GUEST :
1.All payments, current and future, are strictly to be paid to Long Stay Africa. Bank details available on invoice.
2. Check in times : 14h00 / Check out times : 10h00
3. Weekly or Daily rates are due upfront
Monthly Rates :
4.1 Monthly Rate is due at least 3 days in advance of each month cycle.
4.2. Should the Monthly rate not reflect by the 1st of any particular month, the Guest will be liable for an Administration fee of R 250.00 unless prior arrangements have been made in writing.
4.3 Rent not paid 3 days in advance : It will be deemed that the Guest is checking out of the Establishment and the accommodation will, with immediate effect, be available for rent to another guest.
4.4. Monthly Guests : TRIAL PERIOD / Compatibility Clause : Should a Guest book a period of eg 3, 6 or 11 months : The first month is their trial month and both Host and Guest need to advise Long Stay Africa within 72 hours (3 days) should either wish to cancel after the trial month. The first month cannot be cancelled and no refund will be due on the first month.
This is to ensure that both Guest and Host are happy to continue with the booked period or not. Compatibility on longer stays is important.
5. A Guest is not a permanent Lodger but is simply booking furnished temporary/holiday accommodation for a pre-determined set period of time and therefore no full residency rights apply. By booking accommodation through Long Stay Africa, the Guest hereby agrees to these terms.
6. If a guest wishes to extend their stay after their initial or current period booked, then the Guest is to contact their consultant at Long Stay Africa, who will in turn negotiate a longer term on their behalf. Any extension of time is at the sole discretion of the Host. A standard admin renewal fee is R300.00
7. There is no onus on the owner or management of the accommodation to extend a booking, so the sooner the Guest makes provision for this by contacting their consultant at Long Stay Africa, the more chance of extending their stay.
8. Any extension of stay will also be subject to these General Terms.
9. The Guest may also be required to sign the independent House Rules/Lease/Body Corporate Rules particular to the Establishment that they are booking into.
10. Any leniency or indulgence by the Owner, Manager of the Establishment shall not prejudice the rights of such Owner/Manager or be deemed a waiver of these general terms.
11. Either party may terminate this agreement at any time by giving to the other a written notice of 20 business days. However iIf the Guest/s fails to comply with any terms of this agreement, the Host may terminate the Guest Agreement without notice.
12.This Agreement is to be read in conjunction with any House Rules and/or Body Corporate or other rules applicable to the Establishment.
13. No sub-letting is allowed.
14. The Guest/s agrees to :
a) Keep the room/apartment tidy, not damage or allow anyone else to damage any part of the property or its contents
b) Not paint or use adhesive or make holes in the walls without the Host’s consent
c) Not to make undue noise after 10pm
d) Observe health and safety protocols at all times.
e) Not conduct any illegal activity within the house/establishment
f) Respect the dignity and safety of other Guests and staff at all times.
g) Be responsible and clean up after yourself, including washing your dishes and tidying up if applicable.
15. The Guest/s understands that the Owner is permitted by law to exclude him/her from the Establishment without an order of the Court.
16. The Inventory, if supplied by the Host, forms part of this Agreement and is to be signed by both the Guest/s and Host at time of Check In. The Host may conduct an Incoming and Outgoing inspection at a time to be agreed upon by both parties.
17. Long Stay Africa is merely an on-line booking company and relies solely on the owner’s description and photos, so therefore there is no onus on Long Stay Africa in this regard.
18. All deposits are paid over to the Host, and not retained by Long Stay Africa.
19. Pet Policy : as per individual host accommodation rules.
20. Exit Cleaning Policy : The Host may deduct R500 deep cleaning fee from the deposit if the Guest stays longer than 1 month. (We encourage guests to take pics when checking in and out)
21. The Guest, by signing this agreement, binds him/herself to the commitment of this agreement and any no-show at check in date, or cancellation of this agreement, shall result in the host seeking legal council to recover costs/losses.
